Programs we place

First-time buyer & down payment assistance

Colorado has programs that cover part or all of a down payment for qualifying buyers, often paired with a conventional or FHA first mortgage. The trade-off is usually a slightly higher rate or a second lien, so it's worth comparing side by side rather than assuming assistance is always the better deal.

Bank statement loans for the self-employed

If your tax returns show aggressive write-offs, agency underwriting can badly understate what you actually earn. Bank statement programs qualify you on 12 or 24 months of deposits instead. Expect a larger down payment and a rate premium over conventional.

Investment property & DSCR loans

DSCR loans qualify on the property's rent against its payment — no personal income documentation. Useful for investors whose returns already look strong on paper but whose tax profile complicates a conventional application.

FHA, VA and USDA

Government programs remain the lowest barrier to entry: FHA for lower credit scores and small down payments, VA for eligible service members with no down payment and no monthly mortgage insurance, USDA for qualifying rural addresses.

Conventional purchase & refinance

The default for buyers with documentable income and reasonable credit. Worth revisiting on a refinance whenever rates move, mortgage insurance can be removed, or you want to consolidate a second lien.
